Pretty property is desirable property. The better something looks, the more someone will want to have it. With the housing industry still in its crunch, you need every advantage you can get when you are trying to sell your house.
Inside, look around you. Are the rugs worn? Is the paint fading or chipped? Spruce up the interior where you can. You can hang up new towels in the bedroom, replace the rugs, clean the carpet, touch up the paint. You do not have to spend an arm and a leg, remember. You just have to put a shiny veneer over everything.
Outside, make sure the lawn is mowed at the very least. If you have landscaping, making sure it looks top notch. Trim the hedges, water the garden, maybe try to fix craters or cracks in the driveway and the sidewalk.

One of the major selling points that real estate agents have in their back pockets whenever they are selling a condo is the wireless internet. Many condos nowadays, if you did not know are coming with free Wi-Fi and for most laptop users, which is a very appealing option. Companies like Hospitality Wi-Fi, WiFiFee and Meraki are just a few of the handful of up and coming companies that are making wireless available in all sorts of condos and the condo landlords are picking up the tab in most cases.
The only bad part about this tradeoff is it is actually a tradeoff … while you might get internet for free, the rent is most likely going to be higher, so that is where the fee is going to be taken from and also who knows how the internet connection is going to be? Personally, I have wireless in my home and sometimes it goes out … is that going to happen all of the time with the free internet?
Those are some of the questions that you need to consider whenever you are dealing with free internet.

If there is one thing that I know, it is going to be swimming pools. Whenever you are selling a home that has a swimming pool, you really need to make sure that you understand how much value they add to the home and really use it as a selling point. A lot of buyers will actually base their decision to buy a home on whether or not it has a swimming pool and to be honest; I would love to purchase a house that has a swimming pool. Something about the crystal clear water and the fact that you can have a swim party makes the house seem that much greater.
Another cool selling point is going to be that it really can make the backyard seem pretty cool – meaning the landscaping can tie right into the swimming pool like in this picture. You can add flowers, walkways, ponds – everything can tie right into the landscape around the swimming pool.
So potential sellers, if your home has a pool – you are most likely going to sell it a lot faster than homes without a pool … keep that in mind!

With the prices being as low as they are, people are taking this time to finally invest in second home. Whether the home is in another city, another state or even another country, second homes are on the rise for selling points and have been since about 2004. About 23% of all of the homes that were purchased that year were second homes and to be honest, I don’t blame people.
If I had the funds right now, I would absolutely be investing in a second home across the country so I can go vacation there whenever I had a free moment. With mortgages dropping all the way down to roughly three hundred bucks a month if you have good credit, it is a wonder that people did not start buying up all of the homes earlier than 2004.
If you are in the market for a second home, all you need to do is do your research and raid the listings, as there are a ton of different homes available for you to snatch up at a cheap rate!

A lot of homes are for sale but a lot of potential buyers are still playing the waiting game and waiting for prices to further drop. Open houses are great venues for these investors to be familiar with the property and consider their decisions.
People go Online to find Open House Listings
A lot of homes are on the market right now because of the financial crisis. A lot of people are selling their homes but a lot are not being sold as quickly as expected.
Potential buyers use the internet to scan for good buys or deals. An open house is a very good tool to sell properties and may serve as an invitation to check out a home upon seeing the details online.
Open Houses are Investor Magnets
When someone visits an open house, most likely they are already interested with the property. On the selling end, you must capitalize on this. There will also be visitors who are not really that interested with the home, but they can also be impulsive buyers.
An open house also shows a probable buyer of the competition. During open houses, good bids for the property are made.
